Balaklava Green project will increase the tourist potential of Ukraine

"Balaklava Green project will become a resort of national level and give not only the powerful impulse of tourist development in Sevastopol but also will greatly enhance the tourist potential of Ukraine in general", - stated the director of real estate projects of Smart Holding Sergey Ovcinikov at the International Investment Forum held in September 16-17 in Sevastopol.

As mentioned by Sergey Ovchinnikov, about 80 million UAH has already been invested in the development of the project.

In 2011 under the Balaklava Green project the following tasks were performed:
  • Engineering and geological surveys on the territory of future resort - Gasfort, Kadykoy, Psilerahi;
  • Planning and research works for the formation of coastal strip with access to the sea near Vasilyeva Balka;
  • Research and design works for the definition and calculation of customers’ electric energy demands to determine the electrical loads and the concept of gas supply;
  • Conceptual design of water supply and sanitation for the resort.

Smart Holding presented the project of resort Balaklava Green at the International Investment Forum in Sevastopol. The project is based on the principles of green development and provides the construction of a unique for Ukraine all-year-round resort with innovative engineering solutions. Total investments will be around $1 billion.

In March 2011 Balaklava Green project was also presented at the international level, at the largest international exhibition of commercial real estate in Cannes - MIPIM.

Balaklava Green resort will be built on four independent and complimentary parts on the territory of picturesque Balaklava bay: Tavros, Psilerahy, Kadykoy and Gasfort. All parts will be functionally combined into one resort complex.

Construction of more than 22 hotels, health-care centres, motels and camping is planned on the territory of the resort. The gross area of these objects will be about 210 thousand sq. m (3,5 thousand rooms). The project also includes a construction of cottages, townhouses and apartments (about 500 thousand sq. m of residential area), as well as supermarkets, shops, cafes and restaurants (134,9 thousand sq. m).

The largest in the Eastern and Central Europe aqua park (with gross area of 60 thousand sq.m), sport complex with the Olympic-sized pools, multipurpose indoor arena and yacht-club are planned to be built within Balaklava Green project. The entertainment infrastructure of the resort will be presented by amphitheatre, theatre, movie theatres, and museum of history and culture of Balaklava. Moreover, it is planned to develop about 90 restaurants and café. Landscape parks will be created on the territory of more than 120 hectares.

Development of the project also includes construction of infrastructural objects in Balaklava. As part of the project it will also involve the construction of local wastewater treatment plants for Balaklava and the region. It is planned to clear sewages almost to the level of drinking water and to use it for technical purposes. It is also planned to use alternative energy sources.

Balaklava Green has advantageous location in terms of the transport infrastructure, in 15 km from Sevastopol and in 24 km from Belbek airport (Sevastopol), and only in 5,5 km from the planned central railway and bus stations.
